1. Interview several agents. Don’t settle for the first agent that comes along. Check references before you make your pick. Get their thoughts on the value of your home and how they will be advertising it. Taking a few extra steps when hiring an agent will help you find the best person to represent your home.
2. Be honest with yourself about the condition of your home. Look at it from a buyer’s point of view. As much as you want potential buyers to overlook a cracked tile, stain in the carpet or overgrown yard, they’ll be nitpicking everything (just as you would if you were buying a home).
3. Fix what you can afford to. Choose projects that add to the integrity of your home. Repair roof damage and add a fresh coat of paint to the walls. Both of these fixes are very appealing to buyers.
4. Stage your home. Remove personal items such as family pictures. Potential buyers need to imagine themselves owning your home. Clear out clutter and organize furniture. Make sure it’s easy for buyers to walk through the house without tight squeezes.
5. Keep your home clean and ready for showing. This is a very important part to selling your home. A cluttered or funny smelling home is not appealing to buyers. It distracts buyers and can turn them away from a perfectly good listing.
